How long does it take to build a custom home?

A custom home is specifically designed and constructed to meet your needs. Built to your specifications, you will be able to get exactly what you want with very few, if any, compromises.

The time it takes to build a custom home depends on the size of the house, the lay of the land, and the intricacies of the design. Once construction begins, a 3,000 square-foot custom home with distinctive design details typically takes approximately 12 months to complete. Many homes average one additional month for every additional 1,000 square feet.

Dan Grammatico is a hands-on builder with thirty years of construction experience who will personally oversee all aspects of your project. He is knowledgeable, technically capable, and has the experience to proactively identify and overcome potential problems that could impact your project.

Are you a green builder?

Yes. Grammatico Signature Homes builds with green features. Many of our homes are Energy Star and HealthyBuilt certified. To achieve these designations, we install materials that conserve water and energy, improve air quality or are recyclable. We encourage our clients to install tankless water heaters, high SEER heat pumps, water saving fixtures as well as use low-maintenance, renewable materials such as pebble dash stucco, solar heating, and rainwater irrigation systems.

How do you determine what our home will cost?

Grammatico Signature Homes builds the highest quality homes at the most competitive prices. Costs vary based on the complexity of the home, selections chosen, and site considerations. After site selection and the home plans are completed, we will then give you a quick turn around on pricing.

We’ll bid your plan and give you a detailed cost estimate. You can use this cost breakdown when making selections to help you manage your costs, as well as obtaining a construction loan from the financial institution of your choice.

How does the selection process work?

We will assist you with the selection process by giving you detailed budget guidelines and selection due dates. We help you arrange appointments at design showrooms. Tracking all the details is a critical part of the building process. We manage our projects using an internet-based project management system. Our clients will have access to this system 24-7. All aspects of the home building process are available for review at any time, including schedule, budgets, design ideas, selections, and photographs of progress.

We strongly encourage our clients to work with an experienced interior designer. An experienced designer can help you capture your vision, stay on budget, and make all your selections within timelines. We have found that our clients enjoy the building experience more when they have design selection assistance. We work closely with you and your interior designer to assure that the selection process flows smoothly. 

What kind of warranty do you offer?

Grammatico Signature Homes provides you with a 2 year full coverage warranty including all manufacturers warranties. We also provide a 5 year structural warranty.

Do you offer home plans that we can use to build with?

Yes. We have several pre-designed plans of all styles that you can search and choose from. We also have a home plan search engine that allows you to easily search plans based on your criteria. Our plans can be modified to fit your family’s needs.

Do you have a relationships with local Asheville area architects that you can refer?

Yes. We work closely with numerous Asheville architects who are familiar with building on mountain properties, steep slopes, and the challenges that may pose. We will be happy to design your home from the ground up – concept to completion.

Will you build our home plan on our site and use our architect?

Yes. Many of our clients already own their homesite and are ready to build. Dan will visit your site and meet with your architect to discuss house placement, grading, drainage, and related considerations as part of the building process.

What are your consulting services?

Our builder Dan Grammatico is also available to assist with project management. If you are comfortable overseeing your own project but don’t have all of the necessary paperwork and systems to manage the project, as well as the experience, we can help. With thirty years experience in residential construction, Dan can assist you with all your project needs.
